Redevelopment Radar · Scorecard
The track record — graded by the permit record, not by us.
Every radar entry is published with a date. When a demolition or new-construction permit later appears for a parcel we called, the call is confirmed; when one never appears, the call was a miss. This page is where that ledger lives — and it is deliberately young.
The land is the subject. Every property is read as a parcel first, a structure second.

How this page will fill in
The rules, stated before the results.
A confirmation is counted only when a parcel we publicly listed as a prediction later receives a demolition or new-construction permit. The interval between our dated call and the permit filing is the number that matters — and it is anchored to the date the entry first appeared on this site, never revised after the fact.
A miss is a prediction that ages off the watch without a permit. Misses stay on this page. A prediction record without misses is not a record — it is marketing, and this practice publishes the former.
What we never count: permits on parcels we never called. Redevelopment we didn't predict is the market's work, not ours, and it earns no credit here.
Building permits in Manhattan Beach typically follow an acquisition by one to three years, so this ledger fills in on the market's clock, release by release. How entries are selected and published is documented in the methodology; the current watch is on the radar.
