Redevelopment Radar
The South Bay teardown cycle, called early.
Each month we score recent recorded sales through a land-value lens and name the parcels most likely to be redeveloped — before any permit is filed. When a public permit later appears for a parcel on the watch, the call is confirmed on the record. That interval is the radar's track record.
The land is the subject. Every property is read as a parcel first, a structure second.
In Compilation
The first radar release is being compiled.
Each month we score recent recorded South Bay sales for redevelopment likelihood and cross-check public permits. If you'd like to know whether your block is a candidate — or to receive the parcels behind an entry — start a confidential note.
Two ways to use the radar
Is your block on it? Or do you want the addresses?
Owners can ask whether their property fits the redevelopment profile and what the lot is worth. Builders and developers can request the specific parcels behind a block-level entry and a buy-box match. Both start with a confidential note.
Methodology
How the radar is built.
Predicted. Each month we review recent recorded sales across the South Bay and score every parcel through a land-value and redevelopment lens — lot utility, the age and scale of the existing structure, the character of the buyer, and the gap between as-is value and what the site could support. The strongest signals are published here, at the block level, before any permit exists.
Confirmed. When a public demolition or new-construction permit later appears for a parcel we flagged, the entry moves to the confirmed record and cites the permit. The interval between the published call and the permit is the radar's track record — dated from the day the prediction first appeared on this page, not retroactively.
Block-level only · attributes rounded · sourced from public records (county recorder and city permits) · analytical estimates of likelihood, not statements of any owner's plans · not legal, tax, or appraisal advice.
